Subex provides an additional layer of insurance for property insurance policyholders who want to be financially protected against their property subsidence excess in the event of a subsidence claim.

The Subex policy offers cover for residential properties with a subsidence excess up to £1,500 and up to £2,500 for non-residential properties.

In every case the excess selected must be the same as that applying on the main building policy, higher or lower excesses are not permitted. You can arrange this cover even if you do not hold the building insurance.

Each policy arranged is subject to a fixed administration fee of £2.00

Each policy premium is subject to 6% IPT (Insurance Premium Tax)

These costs apply to both Residential and non Residential policies and to each building. No group discounts are available

Underwriting Criteria
Subex will only offer insurance to policyholders who agree to the following declarations –

  • Because of subsidence, heave or landslip the Insured has not been refused or declined insurance on the insured premises or had any policy covering the insured premises cancelled or had special terms or conditions applied because of subsidence, heave or landslip

  • The insured premises is free from any signs of damage by subsidence, heave or landslip (such as cracking or bulging walls)

  • No part of the insured premises has been underpinned or had any other remedial work carried out in connection with subsidence, heave or landslip
